The Cost of Selling

Although the fees relating to selling your house will not be as large as the ones you'll have to pay when buying a new one, they are still something that you will need to budget for.
Estate Agent Fees
If you're selling through an estate agent, they will take the largest chunk of your money - anywhere from around 1-3% of the value of your home. Some agencies will also charge you additional fees for advertising on top of their standard commission.
Auction Fees
If you're selling by auction, then you'll need to pay fees of around 2 to 2.5% of the selling price. It's a good idea to check whether or not you'll be charged separately for cataloguing and advertising.
Private Sale Costs
If you're going to sell the house yourself, then you will need to budget for advertising and marketing costs. Some private sale companies will offer to advertise your property for a one-off fee - usually around £100.
Conveyancing
You'll also need to hire a solicitor for the administrative and legal aspects of the sale; their fees will vary according to the price band your property is in. This can amount to anything between £250 and £1,000.
