Although the quality of new homes built in the UK is strictly regulated and buildings must conform to stringent regulations and energy efficiency standards, house quality can vary from builder to builder.

It therefore pays to purchase a new house from a long-established company with a good reputation, and before buying, it's a good idea to take a look at the other developments the builder or developer has recently completed and ask owners what (if any) problems they have experienced.

Design Features

New homes have higher specifications than old houses, with central heating, double or triple-glazing, and cavity and under-floor insulation. They may also contain a number of luxury features, such as designer kitchens with top quality appliances, en suite bathrooms, 'intelligent' lighting and heating, broadband connections in all rooms, built-in wardrobes and extensive security systems.

It is usually possible to upgrade many features, such as upgraded kitchen appliances, adding further power points, special flooring and tiling, special lighting, a conservatory, landscaping or a hot tub or Jacuzzi. The benefit of including these extras at the design stage, rather than adding them later after you have moved in is that they can usually be included in your mortgage. However, it's important to make sure that the developer is offering you good value for money and that they are not overcharging you for the additional items.
