Restrictions and Covenants

Restrictions are regulations governing how a flat owner must behave in relation to the other occupiers and limitations on how the property is used. These restrictions often include details such as noise levels, the keeping of pets, parking, using the apartment for business or professional purposes, letting, exterior decoration, and the use of gyms and other recreational facilities.

Covenants are legally binding obligations of the freeholder and the apartment owner, and are generally put in place to maintain the value of the property and ensure the efficient running of the development. They usually relate to maintenance responsibilities and the payment of ground rent, service charges and building insurance.

Always check the covenants and restrictions before buying and query any of those that you are unsure about.
